Question by : Does anyone know where we can send a letter of protest about an “appraisal” done on our house?
We recently had an “appraiser” come out to our house for an appraisal. We have a quad level house with 3 bedrooms and 2 bathrooms and a finished basement with laundry room. The guy took pictures of the east side of our house and the garage, which is also on the east side, and labeled one the east side and one the west..he never even went on the west side of our house. He didn’t include a bedroom and a bathroom or our family room and never even went into the basement. He says they can’t count ground level rooms as rooms! WHAT??? They were listed as rooms when we built this house, they are listed as rooms at the County Courthouse and I pay taxes on those “rooms”! He left off half of our house and then charged us $ 375. I am contesting the charge with the credit card company but I want this guy to lose his license. I live in Wichita, Kansas. Can someone help me?

Question by William P: Anyone familiar with financing a home mortgage with “premium pricing”?
I will be closing on a new home in November. Because I will pay off the entire mortgage within 19 months of closing, one mortgage company suggested that we finance the mortgage with “premium pricing” in order to minimize closing costs, etc. I just wondered if this option is available today given the current interest rates and is this a good approach for me to take. Thank you.

You will have to compare the numbers, but the “premium” is designed to make the lender money even though you plan to pay the loan off quickly and he won’t make any interest income after you do.
According to one web article, lenders generally do not make money on a loan until the second year, which is right when you want to pay of the loan.

Question by kc: Anyone have an idea of the cost of open heart surgery for aortic stenosis on a 2 year old?
I found out my daughter had this when she was 1, but a mild case. Just went to her 1 year visit and found that there is now a membrane that has grown and that extra strain of blood getting through besides the issue already (biocupse leaflets)…this is causing a slight build up on the wall of the left side of her heart and her risk level has gone up slightly. The doctor is going to monitor her now every 6 months, but says the probabilty of surgery is pretty high and before she gets much older. I have insurance, however will have out of pocket expense of course. Would like to have an idea of the overall cost of this so I can start saving for the % that I know I will have to pay. I can’t find any “estimates” stated anyway on-line.

You need to check your insurance and see what your deductible and co-insurance are for surgery. Once you pay your deductible in full then you will pay your %(co-insurance) of the remaining charges. Just remember that you will not pay off the total charges, you will only pay off what the insurance considers U&C amounts (usual and customary). NO INSURANCE PAYS 100% of what a physician charges. So dont freak out if you get an estimate of charges from the physicians because you wont pay that price. Also remember that you not only have to pay the physician but the hospital, the anesteologist and lots of other componets of the surgery that are all billed to the insurance company seperatly. You need to talk to a financial person at the hospital also and see if they can give you an estimate of charges for what they are going to bill, including the anes. radiology, labs, etc.
